Professional Zoning Analysis

Before a project is becomes a brick and mortar building, you must determine what your land can be used for.  We will provide the necessary info to navigate the various municipalities and governmental agencies that dictate what you can build on your property.  Our reports can be utilized for aid bank loans and development projects.

SERVICES

Basic Zoning Analysis

Accurate information to help a potential owner make an informed decision

Consists of analyzing a lot to determine:

  • Floor area allowance 
  • Permitted uses 
  • Applicable bonuses or tax incentives 
  • Potential limitations

Documents include:

$750 - $2000

  • Brief report on potential for development of the site 
  • Zoning maps 
  • Other charts and maps as applicable 
  • Basic site plan showing the building footprint


Comprehensive Project Evaluation

Consists of an extensive analysis of a lot and building requirements of the owner.

A comprehensive study on the feasibility and potential for development of t

  • Floor area allowance 
  • Permitted uses 
  • Applicable bonuses or tax incentives 
  • Height and setback 
  • Required yards
  • Parking requirements 
  • Potential limitations
  • Landmark status 
  • Environmental restrictions 
  • Issues related to flood plains, waterways, coastlines, and wetlands 
  • Proximity to Transit Authority structures
  • Construction classification considerations 
  • Structural considerations 
  • Building services as applicable (water, sewer, sprinkler, HVAC)


                        Typically 7-10 business days


Documents include:

  • Zoning maps 
  • Current tax map 
  • OASIS report 
  • ZoLa report
  • Brief report on potential for development of the site 
  • Schematic diagram of area and use distributions 
  • Accurate information to help you make an informed decision 
  • Referrals to professionals for additional reports, inspections, consultations, and services.

Service Fee:

$2500-$7500

Professional fee: since each property is unique, the Professional fee for a Complete Feasibility Study is determined on a per-project basis. We will discuss your requirements for your particular project, after which appropriate fees are determined.  The fees for a Comprehensive Feasibility Study can be applied toward architectural fees should you choose to retain us to develop your project further.


Survey

Surveys performed by a Licensed Surveyor managed by N.E.A. Construction.

Standard Residential Survey

$850 - $ 2500

Prices range for a standard GPS survey signed/sealed by a Licensed Surveyor.  This applies to most normal properties with the approximate dimensions of 50 x 100.

Commercial Survey

$1000 - 5000

Price range for a standard GPS survey by a Licensed Surveyor.  Commercial properties typically contain a higher quantity/detail of info than residential surveys.  

Other Surveyor Services

Estimate provided per project
